McCandless Corporate Center is a 324,288-square-foot office park nestled among the wooded hills north of the City of Pittsburgh. Located along Route 19, McCandless Corporate Center is situated between downtown and Cranberry Township in a beautiful 36-acre park-like setting. Professional on-site management, class A build-to-suit office suites, center conference facilities and easy access to major interstate arteries are among its many amenities.


Building Two had been occupied by single-tenant users since its construction in the early 1980’s; however, in 2008, Federated Investors opted to move north to Cranberry Township, vacating the full 94,000-square-foot building. Upon recommendations by Grant Street Associates and Cushman & Wakefield, the Landlord opted to invest $3 million to renovate all common areas and upgrade the mechanicals in the building to entice new tenants.

  • GSA executed a robust marketing program which included a brokerage community reception, all new marketing materials – flyers, brochures and property website
  • Engaged local civic and community groups and sponsored activities to bring prospects into the park
  • Arranged one-on-one meetings with tenant representatives to conduct individual presentations of the property and the complex’s amenities
  • Conducted extensive outreach to prospective tenants in the energy, technology, professional services and non-profit industries


  • GSA successfully attracted two major tenants to absorb all available space in the building, effectively negotiating 10-year terms for both leases with renewal options.
  • Upon the full occupancy of Building Two, Buildings Four, Three and One also have reached full or 99% occupancy.
  • GSA’s Retail Services Group also attracted a new restaurant tenant to bring the retail occupancy to 100%.
