One Adams Place

One Adams Place is a 102,000-square-foot class A office property located north of Pittsburgh in the Cranberry Township submarket. Constructed in 2006, the property is situated adjacent to a residential community and offers tenants access to the fitness facility and clubhouse area, as well as, to an on-site conference room. Grant Street Associates was awarded the assignment to lease the property, built as a speculative project, from the initial ground-breaking.

APPROACH

  • In conjunction with the Landlord/Developer, GSA created a full range of marketing materials to promote the available space in the ever-growing Cranberry Township market.
  • An aggressive marketing campaign was launched, targeting government and institutional tenants with high parking needs
  • Attractive pricing structures were developed to entice tenants to leave the immediate Route 19 corridor and tour the space at the property
  • Broker incentives were established to encourage tenant representation professionals to visit the building and tour available spaces with clients

RESULTS

One Adams Place is leased to a variety of tenants, including:

  • Waynesburg University
  • General Services Administration
  • Nationwide Insurance
  • Arcadis U.S. Inc.

GSA continued to market the remaining pockets of space, targeting the emerging Marcellus Shale companies following the initial lease-up in 2007 and 2008 until the building reached full occupancy in 2011.  Presently, there are three office suites available ranging in size from 1,077 SF – 5,177 SF.
