Grant Street Associates’ challenge was to locate a first-class office building to accommodate Rand’s expanding office requirements within proximity to its major clients, Carnegie Mellon University and the University of Pittsburgh.  The successful location needed to accommodate Rand’s projected growth for 20 years, providing indoor parking and desired amenities for employees.

APPROACH

  • Identified all existing and proposed office buildings near Rand’s existing location at One Sterling Plaza
  • Evaluated each potential site for inclusion of indoor parking and other attractive amenities
  • Worked closely with City of Pittsburgh and Allegheny County representatives and the Allegheny Conference and its affiliate, the Pittsburgh Regional Alliance to identify locations that met Rand’s long terms office needs.

RESULTS

After a lengthy evaluation of existing and proposed office properties in the Oakland area, Rand agreed to anchor a to-be-developed 110,000 SF office building at the intersection of Fifth Avenue and Craig Street in Oakland.

  • RAND signed a 20-year lease for approximately 60,000 square feet with the building’s developer, Elmhurst
